Commercial Cleaning & Janitorial Services in Tempe, AZ.

Commercial cleaning in Tempe has to cope with a city that empties and refills on a university calendar. An office block on Mill Avenue in October is a different building from the same block in July, and a janitorial contract priced on one of those months will be wrong for the other. Commercial Pros scopes Tempe accounts around the year the building actually has, not an average.

East Valley to West Valley

Tempe is also landlocked. There is very little room left to build, so most of what happens here is tenant improvement: suites changing hands, being refitted, being subdivided. Buildings we clean today were laid out differently three years ago and may be again in two. A scope written once and never revisited stops matching the floor plan surprisingly fast.

We work across the city: the newer Class A towers around Tempe Town Lake and Marina Heights, the 1970s and 80s low-rise closer to campus, the flex and light industrial along the Loop 101, and the office park cluster at Papago Park Center on the Phoenix line.

The academic year is the scheduling problem

Almost no other Valley city has this. Tempe’s footfall is driven by a university of tens of thousands of people, and the businesses around it, from offices and food service to retail and professional practices, rise and fall with it.

Practically, that means restrooms, entries and break rooms in Tempe buildings take heavy use from late August to early May and much lighter use through summer. Buildings we clean nightly in term often step down to three nights over the summer, and step back up before the semester starts. That is a real reduction in what you pay, and we would rather set it deliberately than have you notice mid-July that you are paying for cleaning nobody needs.

The reverse matters more. A building that stayed on a summer schedule into the first weeks of term looks neglected by the second week, and that is when a lot of leasing decisions get made.

Two very different kinds of building

Tempe’s commercial stock splits cleanly, and the two halves need different scopes.

The newer buildings around Town Lake and Marina Heights are Class A: a lot of glass, polished stone or concrete in the lobbies, restricted after-hours access controlled by building management, and finish standards written into the lease. Glass is the labour here: floor-to-ceiling partitions and full-height entry glazing take meaningfully longer than the same square footage of drywall.

The older stock nearer ASU is mostly single or two-storey, often subdivided into small suites with their own entrances and their own restrooms. There is no building management to coordinate with and no shared janitorial covering the common areas, because there are barely any common areas. Access is a key and an alarm code, and the scope is entirely yours.

A vendor quoting the same rate per square foot across both has not looked at either.

Fit-out churn, and what it does to a cleaning scope

Because Tempe is built out, growth happens by refitting rather than by building. Over a few years a suite gets subdivided, a wall goes in, a kitchenette appears, carpet becomes LVT in half the floor.

Every one of those changes the cleaning job, and none of them automatically changes the contract. We have taken over Tempe accounts where the scope still described a floor plan that had not existed for two years: the previous contractor was cleaning what was written, and the client was wondering why the new meeting rooms never looked right.

We re-walk Tempe accounts after any fit-out work and adjust the scope in writing. It sometimes means the price goes down.

  • Tell us when a fit-out is scheduled and we will work around the trades
  • New hard floor needs a different cycle than the carpet it replaced
  • Added restrooms or kitchenettes change the visit length, not just the area
  • Subdivided suites often need separate access arrangements

Working around Tempe access hours

In the Town Lake and Marina Heights buildings, building management sets the window cleaners may be on site and issues the credentials. We work inside whatever that window is and hold whatever the building requires.

In the smaller suites it is simpler and the constraint is different: with no lobby desk and no security, a key and alarm code held on file is the whole arrangement, and it needs to be right. Codes are logged, issued only to the crew assigned to you, and changed when the crew changes.

Either way the work happens after hours. Cleaning around occupants is slower, more disruptive and produces a worse result, and in a building with a heavy student-hours footfall there is rarely a quiet period during the day to use instead.

What commercial cleaning costs in Tempe

Priced per visit against a written scope, not by the hour. An hourly rate means a slow crew costs you more and a rushed one costs you less while leaving the building worse. The incentives point the wrong way.

The number comes from cleanable square footage, visits per week, restroom and fixture count, and how much glass the fit-out has. Glass is the item most often underestimated in Tempe, because so much of the newer stock is glazed to the floor.

Seasonal frequency changes are priced in from the start rather than renegotiated twice a year. If your building genuinely empties over summer, the contract should say so.

Walkthroughs are free and carry no obligation. For a straightforward suite we can price from the square footage and a description of the fit-out without visiting.

Questions

Commercial Cleaning in Tempe: frequently asked questions

  • How is commercial cleaning priced?

Per visit against a written scope, not by the hour. Hourly pricing gives you no protection: a slow crew costs more and a rushed one costs less while doing worse work. A flat per-visit price fixes the standard and puts the risk on us.

  • How often should a commercial building be cleaned?

It depends on footfall rather than square footage. A professional office with twenty staff is usually fine on two or three nights a week; anywhere with public access or shared restrooms generally needs nightly attention. We would rather set a realistic frequency than sell you five nights you do not need.

  • Will the same cleaners come each time?

Yes. A consistent crew is assigned to your building, because standards drift when the people change every week. You will know who is in your building and so will we.

  • What happens if something gets missed?

Tell us and we return to do it at no charge, rather than crediting it against the next invoice. The written scope is what we are held to.

  • Do you supply consumables?

We can. Restocking is included as standard; supplying the paper, soap and liners themselves is an option we quote separately, and it is often cheaper than sourcing them yourself because of the volumes we buy at.

  • How much does commercial cleaning cost in Tempe?

Priced per visit against a written scope rather than hourly. The drivers are cleanable square footage, visits per week, restroom count and how much glass the fit-out has. Call (480) 416-7382 with your square footage and how often you need us and we will give you a flat figure.

  • Can we reduce cleaning over the summer?

Yes, and in Tempe it often makes sense. Buildings tied to the university calendar see much lighter use from May to August. We build the step-down and the step-back-up into the contract from the start, so you are not paying for nightly cleaning through a quiet July or scrambling to restore it in August.

  • Do you clean offices near ASU and Mill Avenue?

Yes. That older low-rise stock is a lot of what we do in Tempe. Those suites usually have their own entrance and their own restrooms, no building management to coordinate with, and access by key and alarm code. The scope is entirely yours, which makes it simpler to set.

  • What happens if our suite gets refitted?

Tell us before the work starts and we will schedule around the trades, then re-walk the space afterwards and adjust the scope in writing. Tempe suites change layout often, and a scope describing a floor plan that no longer exists is how areas quietly stop getting cleaned.

  • Do you cover the rest of the East Valley as well?

Yes. A business with offices in Tempe and in Mesa, Chandler, Scottsdale or Gilbert can run them all on one contract and one invoice, on the same standards. It is usually cheaper than separate vendors and it means one call when something needs fixing.
